These terms are an agreement between you and HomeTaxDrop (“HomeTaxDrop,” “we,” “us”) governing your use of hometaxdrop.com and our property tax review and appeal services. By using the site or submitting an appeal request, you agree to them.
What we do
HomeTaxDrop reviews Colorado residential property assessments, estimates potential tax savings, and — when you ask us to — prepares and submits a property tax appeal to your county on your behalf, using information you provide and publicly available county records.
What we are not
- We are not a law firm and do not provide legal advice. Property tax appeals in Colorado can be filed by owners or their designated agents; engaging us does not create an attorney–client relationship.
- We are not affiliated with, or endorsed by, any county assessor's office or other government agency.
- We are not a lender, tax preparer, or financial advisor.
Estimates are estimates
Savings figures, valuations, and tax histories shown before or during intake are based on public records and statistical models. Where a figure is modeled rather than taken from county records, we label it as an estimate. Actual outcomes depend on your county's review and are not guaranteed. Past results do not predict your result.
Your responsibilities
- Provide accurate information. We rely on your representations that you own the property and are authorized to pursue an appeal on it.
- Authorization: by submitting an appeal request, you authorize HomeTaxDrop to obtain your property's public records and to prepare and file an appeal with the county as your agent. We may ask you to sign a county-specific agent authorization form where required.
- Upload only files you have the right to share. Evidence you upload (photos, inspection reports) may be submitted to the county as part of your appeal.
Fees
Creating an account and getting your savings analysis is free. If we take on your appeal, our fee is the amount displayed to you when you sign up — under our standard arrangement you owe nothing unless your appeal results in tax savings. The exact fee terms presented at signup control.
Cancellation
You can cancel an appeal request any time before we file it with the county, at no cost, from your dashboard or by emailing hello@hometaxdrop.com.
Intellectual property & acceptable use
The site, its content, and our analysis tools belong to HomeTaxDrop. Don't scrape, reverse engineer, resell, or use the service to submit false information to a government office.
Disclaimers & limitation of liability
The service is provided “as is.” To the maximum extent permitted by law, HomeTaxDrop disclaims all warranties, and our total liability arising out of the service is limited to the fees you paid us in the twelve months before the claim. We are not liable for indirect, incidental, or consequential damages, or for decisions made by county authorities.
Governing law & disputes
These terms are governed by Colorado law. Disputes will be resolved in the state or federal courts located in Denver, Colorado, unless both parties agree to arbitration.
Changes
We may update these terms; material changes will be posted here with a new date, and continued use of the service means you accept them. See also our Privacy Policy.
